The Ranstead is a community unlike any other, and we want to make sure you can experience everything it has to offer. While we do not offer self-guided virtual tours, our leasing team is happy to provide live video tours via FaceTime or a similar video-call option. Guided in-person tours are also available.

Applications are completed online. Each occupant and any cosigner must complete an application, which includes a soft credit check and background check.

Yes, we offer standard lease terms of 13 to 18 months. However, shorter lease terms may be available depending on availability.

Rent is due on the 1st and considered late after the 5th. Payments can be made through the resident portal using bank draft, credit card, or debit card. A processing fee may apply.

Utilities are not included in the base rent. Electricity is separately metered and billed based on individual usage. Water and trash are charged at flat rates. Additional upfront costs include an administrative fee and, if applicable, a nonrefundable pet fee.

The Ranstead offers studio and one-bedroom residences.

Yes. Every residence includes an in-unit washer and dryer. The building also offers a commercial-sized washer and dryer for larger items, such as duvets and other oversized bedding.

Yes. Furnished residences are available exclusively in our Studio B6 layout and are available in limited quantities, starting at $2,400 per month. Each furnished residence includes a bed and mattress, dresser, TV, desk, counter-height dining table with seating, bedding, and a fully stocked kitchen with plates, cups, utensils, pots and pans, so you can move in with the essentials already in place.

Yes. The Ranstead is pet friendly. Residents may keep up to two household pets per residence, subject to landlord approval. Dogs may not exceed 75 lbs. Cats have no weight restrictions. Applicable pet fees and monthly pet rent apply.

Select ADA-accessible residences are available in limited supply. Please inquire with our leasing team for availability.

There is no dedicated gym at The Ranstead. However, The Ranstead has a partnership with City Fitness — Philadelphia’s locally owned fitness community. Residents enjoy a 20% City Fitness resident discount.

There is no on-site parking, but discounted valet parking is available for $350 per month. Please inquire with our leasing team for more details.

Yes. The building uses the ButterflyMX smart access system, allowing residents to securely grant building access to family, friends, and guests directly from their phone.

Yes. A designated loading and unloading area is available for move-ins and move-outs. Reservations are highly recommended. Please contact the property management team in advance to reserve your moving time.

Yes. Bike storage is available at no additional cost.

Yes. On-site storage options are available, with costs varying depending on size.

The Ranstead is conveniently located near SEPTA, with 19th Street Station approximately two blocks away, providing easy access to public transportation throughout Center City and beyond.

Yes. The Ranstead has an on-site maintenance team available daily, as well as an on-call team member available for after-hours emergencies.

Residents can submit maintenance requests 24/7 through the resident portal.

Yes. Residents can receive a $1,000 rent credit for referring a new one-bedroom resident or a $500 rent credit for referring a new studio resident. To be eligible, the referred applicant must sign a new lease for a minimum of 12 months. The referral credit is applied after the referred tenant moves in.
